Property negotiation in Byron Bay

You’ve found the property. Now comes the part that decides what you pay. Our property negotiation service in Byron Bay is for buyers who have done their own search and want an experienced negotiator in their corner from first offer to exchange.

The selling agent works for the seller. Their job is to get the highest price and the best terms for them. We only act for buyers, so on a negotiation-only engagement your result is the only thing we’re working towards.

How it works

1

A quick call about the property

You send us the address and tell us where things are up to: inspected, offered, or heading to auction. We tell you honestly whether we think we can add value.

2

We work out what it’s really worth

We look at comparable sales, including off-market sales, how long it’s been on the market, what’s happened in earlier campaigns, and anything in the contract or reports that affects the price. You get a clear view of fair value and the figure we’d walk away at.

3

We negotiate for you

We deal with the selling agent directly on price, deposit, settlement timing, conditions and inclusions. You approve every offer before it goes in.

4

We see it through to exchange

We work with your conveyancer or solicitor on the contract and keep you updated at every step, so nothing gets missed in the last stretch.

Private sale or auction?

Many Byron Bay homes sell by private treaty, where offers go back and forth until the price and terms are agreed. That’s where negotiation does the most work, and where conditions like finance or building and pest can still be built in. At auction the contract is unconditional and the price is set on the day, so the work happens beforehand: knowing your limit, and sometimes making a strong offer before auction day. If your property is going to auction, our auction bidding service covers the day itself.

An example from our own work

A beachfront property in Suffolk Park sold without a public campaign after an earlier deal on it had fallen over. We secured it for our clients for $300,000 less than the earlier accepted offer. You can read more about how that happens in our post on off-market property in Byron Bay, read what to ask a buyers advocate in Byron Bay, or see our latest purchases.

Is negotiation-only right for you?

It suits you if you’ve found the home yourself, you’re comfortable with the search, and you want help with the part that costs the most when it goes wrong. If you’d rather we find the property too, our full buying service covers everything. If the property is going to auction, see our auction bidding service.

Common questions

Can a buyers agent negotiate for me if I’ve already found the property?

Yes. That’s exactly what this service is for. The sooner you bring us in, the more room we have to work with, ideally before you’ve made an offer.

I’ve already made an offer. Is it too late?

Not usually. Until contracts are exchanged there’s still room to negotiate. Call us and we’ll tell you honestly where you stand.

Will the selling agent know I’ve engaged a buyers agent?

Yes. We deal with them directly on your behalf. In our experience, agents take a represented buyer’s offer seriously because they know it’s well researched and the buyer is ready to proceed.

Do you negotiate on things other than price?

Yes. Deposit, settlement date, conditions such as finance or building and pest, and what’s included in the sale can all matter as much as the number.

Do you work outside Byron Bay?

Yes, across the Northern Rivers, from Ocean Shores and Mullumbimby to Bangalow, Lennox Head and Ballina.
