We check what photos don’t show
Noise from the road or neighbours, any smell of damp, how the light falls through the day, signs of flooding or drainage problems, the slope of the land, the street and the neighbouring homes, the walk or drive to town and the beach, and the aspect. These are the things that are hard to judge from a screen.
We report back
You get our walkthrough video, photos and an honest written summary. If you’d prefer, we can walk you through it live on a video call instead, with the agent’s okay. For acreage, we can add drone footage of the land, with the vendor’s okay, where it’s safe and permitted. The summary covers anything that would need a closer look from a building and pest inspector before you commit.
What we look at
Condition and finishes, signs of damp or movement, the layout as it really feels, outdoor space, parking, the street and the neighbours.
What we ask the agent
Why the owners are selling, how much interest there’s been, any offers so far, the sale method and timing, and what’s included.
