Auction bidding service in Byron Bay
Auction day moves fast, and it’s built to make buyers nervous. Our auction bidding service in Byron Bay puts an experienced bidder in your place, so you can buy with a clear head and a firm limit, or walk away knowing you didn’t overpay.
The auctioneer and selling agent work for the seller. We only act for buyers, so on auction day our only job is to get you the property on the best terms we can, within the limit you set.

How it works
We talk about the property
You send us the address and the auction date. We look at the contract and any reports with you, and flag anything to raise with your conveyancer before the day.
We set your limit together
We look at comparable sales, including off-market ones, and how the campaign has run. You get a clear view of fair value and agree the highest figure you’re comfortable paying.
We plan the approach
Sometimes the best move is a strong offer before auction day. We’ll tell you honestly if we think that’s worth trying, and handle it with the agent if you want to.
We bid for you on the day
We register as your bidder with your written authority, bid to the plan, and stop at your limit. If it passes in, we negotiate with the agent straight away.
Before auction day
Contract review with your conveyancer, finance and deposit ready, a price check against recent sales, and a limit you’ve agreed in advance.
On auction day
We register, read the room, bid with confidence and never past your limit, and negotiate on the spot if it passes in.
Is our auction bidding service right for you?
It suits you if you’ve found the property yourself and want someone calm and experienced doing the bidding. If you’d rather negotiate a private sale, see our negotiation-only service. If you’d like us to find the property too, our full buying service covers everything. Common questions
Is there a cooling-off period if I buy at auction?
No. In NSW there’s no cooling-off period at auction, and the contract is unconditional when the hammer falls. That’s why the contract review, building and pest report and finance need to be done before the day.
Can someone bid on my behalf at an auction in NSW?
Yes. A bidder acting for you must register before the auction and show written authority from you. We take care of that.
What happens if the property passes in?
The highest bidder usually gets the first chance to negotiate with the agent. We step straight into that conversation for you.
Should I try to buy before auction?
Sometimes. It depends on the vendor, the campaign and the competition. We’ll tell you honestly whether a pre-auction offer is worth making. One thing to know: a pre-auction purchase in NSW comes with a 5-business-day cooling-off period, unless you waive it with a certificate from your solicitor or conveyancer.
Do you bid at auctions outside Byron Bay?
Yes, across the Northern Rivers, from Ocean Shores and Mullumbimby to Bangalow, Lennox Head and Ballina.
