The price range is wide and misleading. Byron Bay carries a significant premium. But 10–15 minutes inland and you're in a completely different market. Bangalow, Mullumbimby, Brunswick Heads — these aren't consolation prizes. They're genuinely great places to live at a smarter price point.

The lifestyle is real, but so is the infrastructure. Byron is not Sydney. The shops close earlier. Summer traffic is genuinely painful. Internet in some hinterland pockets is still not great. These things are worth knowing before you commit.

Off-market is a real thing here. A significant percentage of good properties never get listed publicly. They're sold through local networks and word of mouth. If you're searching on realestate.com.au from your couch in Melbourne, Sydney or Brisbane you're seeing maybe half the market.

Which Suburb Is Actually Right for You?

Byron Bay — the epicentre. Beach walks, farmers markets, great restaurants. Expect to pay for it.

Suffolk Park — Byron lifestyle, slightly quieter, slightly better value. Popular with families.

Bangalow — hinterland village living. 15 minutes from the beach, feels a world away from the tourist crowds.

Brunswick Heads — relaxed river town, increasingly popular, still offers relative value.

Mullumbimby — the biggest little town in Australia. Creative, community-focused, genuinely affordable by comparison.

Lennox Head — great surf, strong community, good value. Often overlooked by buyers who fixate on Byron.

Ballina — practical, well-serviced, airport nearby. A smart entry point into the region.
